Operations Manager
The Operations Manager, reporting to the Community Manager, will oversee compliance coordinators, maintenance staff, and manage the upkeep of outdoor areas, including landscaping, hardscaping, pools, and irrigation systems. This role involves managing vendor relationships, budget oversight, project planning, and ensuring that the community’s assets are maintained to high standards.
Key Responsibilities:
- Supervise Compliance Coordinators and Maintenance Techs, ensuring high performance and alignment with community values.
- Manage vendor contracts for landscaping, irrigation, pools, fencing, and other services.
- Monitor and maintain reports on landscaping, irrigation, and other common area assets.
- Assist with long-term maintenance planning and capital improvement projects.
- Oversee maintenance of parks, trails, courts, lighting, fountains, and more.
- Ensure efficient water usage through irrigation system monitoring.
- Maintain all maintenance contracts, invoices, and warranty information.
- Prepare and present reports for the Board of Directors, participate in meetings, and assist with special events.
- Monitor maintenance expenses and help develop operating budgets.
Qualifications:
- Bachelor’s degree and 5+ years of related experience; CMCA preferred.
- Strong leadership, vendor management, and problem-solving skills.
- Experience in project management and budgeting.
- Excellent communication, organizational, and analytical abilities.
- Ability to adapt to changing environments and handle customer service issues.
Work Environment:
- Regular outdoor inspections and office duties.
- Requires a reliable vehicle for property inspections.
