MAINTENANCE SERVICES MANAGER
Exciting Opportunity for a Common Area Maintenance Manager!
Position Overview:
We are seeking a dedicated and detail-oriented Common Area Maintenance Manager to oversee the maintenance, beautification, and landscaping of the common areas at The Tribute community. Under the direction of the Association Manager, the ideal candidate will manage landscape, hardscape, irrigation, pool, and fencing vendors while ensuring the upkeep and improvement of the community’s outdoor spaces. This is a hands-on management role with the opportunity to lead projects, collaborate with community committees, and contribute to the overall enhancement of the property.
Key Responsibilities:
- Vendor Management & Oversight: Manage and evaluate the performance of landscape, irrigation, pool, and fence vendors. Ensure that work meets the community’s standards and specifications.
- Project Management: Plan, develop, and execute landscape, hardscape, and pool improvement projects. Ensure projects are completed within budget and on schedule.
- Budget Management: Oversee and manage the common area maintenance budget, ensuring that all maintenance and improvement projects stay within the scope of the budget and contract.
- Landscape & Grounds Planning: Work with the Landscape and Grounds Committee to plan new landscaping initiatives and maintain a visually appealing environment throughout the community.
- Irrigation System Management: Monitor irrigation systems daily, perform regular spot checks, and work with vendors to ensure efficient water usage. Use technology to optimize water savings and irrigation performance.
- Fence Maintenance & Repair: Oversee the repair and replacement of common area fences, ensuring that work is performed timely and within specifications.
- Administrative Duties: Prepare and maintain reports related to landscape, irrigation, and pool maintenance. Write policies, procedures, and proposals to improve the community’s outdoor spaces.
- Emergency Response: Respond to emergency situations and resolve issues as needed to maintain the safety and appearance of the common areas.
Qualifications:
Education & Experience: High school diploma or GED required; 2-3 years of commercial landscaping experience preferred.
Skills & Competencies:
- Strong knowledge of landscaping principles, irrigation systems, and the operation of motorized equipment.
- Ability to plan, organize, and execute projects in a timely and efficient manner.
- Excellent problem-solving skills with the ability to think on your feet and address issues proactively.
- Strong communication skills, both verbal and written, to effectively collaborate with vendors, homeowners, and committee members.
- Financial acumen to manage budgets and assess cost-effective solutions.
- Customer service skills to address homeowner concerns and maintain positive community relations.
- Ability to adapt to changing priorities and manage competing demands.
Technical Skills: Proficiency with MS Office (Word, Excel), accounting software, and custom applications as used by CMA. Familiarity with irrigation technology and smart controllers is a plus.
